Refund Policy — Sentinel Property Group (Missouri Residential Properties)

This Refund Policy describes how Sentinel Property Group (“we,” “us,” or “our”) handles refunds related to rental payments, deposits, application fees, and other tenant charges for residential properties in the State of Missouri.

1. Application Fees
  • Application fees are non-refundable.

  • This fee covers the cost of background, rental history, and credit screening.

  • If an application is withdrawn, denied, or the applicant changes their mind, the fee is still non-refundable.

 
2. Holding Deposits / Reservation Fees

If a holding deposit is placed to reserve a unit prior to signing a lease:

3. Security Deposits

Security deposits are governed by Missouri Revised Statutes § 535.300.

  • The security deposit is refundable after move-out.

  • Deductions may be made for:

    • Unpaid rent or fees

    • Damage beyond normal wear and tear

    • Failure to return keys or access devices

    • Lease violations that result in repair or remediation costs

A written statement of any deductions will be provided within 30 days after move-out, along with the remaining balance of the deposit, if applicable.

Tenants are required to provide a forwarding address for deposit return.

 
4. Rent Payments
  • Rent payments are not refundable once paid.

  • If a tenant accidentally makes a duplicate payment, we will refund the excess amount within 10 business days.

  • Refunds are issued back to the original payment method, unless otherwise required by law.

 
5. Maintenance & Service Fees
  • Fees paid for completed maintenance work, cleaning, or repair services requested by the tenant are non-refundable.

  • If a tenant is incorrectly charged for maintenance due to system error or misclassification, the fee will be refunded.

 
6. Early Lease Termination

If a tenant terminates a lease early:

  • Refunds, credits, or deposit returns depend on whether the tenant fulfills the early termination obligations outlined in the lease.

  • Any refunds follow Missouri security deposit laws and the lease termination agreement.

 
7. Overpayments & Billing Errors

If there is an overcharge or billing error:

  • Contact our office immediately.

  • Verified errors will be refunded within 10 business days.

9. Policy Updates

We may update this Refund Policy periodically. Any changes will be communicated and posted with a revised “Last Updated” date.
