4. Intellectual Property

5. Website Use

We do not guarantee uninterrupted website access and may update or restrict functionality at any time.

Rental Application Disclosure (Missouri)

By submitting a rental application to Sentinel Property Group, you acknowledge and agree to the following:

1. Application Requirements

Applicants must provide:

  • Valid government-issued ID

  • Proof of income

  • Rental and employment history

  • Consent to screening procedures

Incomplete applications may result in processing delays or denial.

 
2. Screening & Verification

We use third-party screening services compliant with the Fair Credit Reporting Act (FCRA) to review:

  • Credit history

  • Criminal background (as permitted by law)

  • Rental history and evictions

Screening fees are non-refundable.
Approval is based on consistent criteria applied equally to all applicants.

 
3. Deposits & Approval

Approval does not guarantee unit reservation.
A lease must be signed and a required deposit must be paid to reserve a unit.

 
4. False Information

Providing false, unverifiable, or misleading information may result in:

  • Immediate application denial

  • Revocation of approval

  • Lease termination if discovered after move-in

 
5. Non-Discrimination

We comply with all Missouri and federal fair housing regulations (see statement below).
